Value-Add Power Center Opportunity

Value-Add Opportunity – As of the July 2018 rent rolls, Oak View Plaza North & South is 44% occupied in a market that has a roughly 8% vacancy rate. Additionally, the Property is zoned MU, mixed-use, which could allow for the potential redevelopment of the sites for multifamily usage.

Nationally Known Tenants – The Properties tenancy currently include many nationally known tenants including PetSmart, Guitar Center, Famous Footwear, Men’s Warehouse, and AT&T. PetSmart occupies 26,121 sf, Guitar Center 18,000 sf and Famous Footwear 17,585 sf.

Good Location– Located along the ring road of Oak View Mall, the Properties sit in a predominantly retail oriented section of Omaha and benefits from excellent visibility and accessibility. The corner of 144th and W. Center Rd has a daily vehicle count of roughly 60,000/day.

The Properties are located on the east side of Oak View Mall, a regional mall servicing the trade area. Primary access is serviced through either 144th street or West Center Rd, one of the predominant retail corridors in Omaha.

Oak View Plaza North consists of Buildings 1 and 2, which were constructed in 1999 and total 23,173 sf and 68,177 sf, respectively. Oak View Plaza South consists of Building 3 which was constructed in 2002 and totals 85,424 sf. There is also a ~2 acre parcel for possible development that brings the total site size to ~21 acres.
