Valdosta, with a population of roughly 56,000, is the principal city of the Valdosta Metropolitan Statistical Area, which has a population of roughly 140,000. Valdosta is the commercial and medical hub in southcentral Georgia, with industries including tourism, healthcare, retail and distribution, and defense. Additionally, Valdosta is home to four colleges/universities and, quite importantly, a major military installation in Moody Airforce Base.

 

The Country Inn & Suites Valdosta is located directly off of I-75, a major north-south highway connecting Valdosta to cities such as Miami, Tampa, Atlanta, Cincinnati, and Detroit, and also provides a significant source of transient demand for the Hotel. Additionally, the Hotel is well located proximate to demand generators such as Valdosta Mall, Valdosta State University, South Georgia Medical Center, Wild Adventures Theme Park, and Moody Airforce Base.

 

While the Hotel has consistently achieved revenues over $1.7 million, there is still significant room to grow RevPAR following a much-needed and comprehensive refresh PIP renovation. The Hotel is currently performing 5th in its competitive set in RevPAR penetration, due in large part to the Property’s dated product resulting in an inability to push  ADR. A new owner will have the opportunity to strategically execute a PIP allowing the Property to increase ADR and capture its fair share - or greater - of RevPAR penetration

  5. Complete Bid Registration Process (before the auction)
  6. Receive notification you have won the auction.
  7. Satisfy Lender checklist requirements.
  8. Close loan
